Our office is at 724 Denny Way, Ste 12, near South Lake Union. From there we reach neighborhoods all over the city and cross the bridges to the Eastside and down to south King County. If your area isn't listed, get in touch anyway. The list isn't exhaustive, and we're happy to say plainly whether your address is within reach.

Local conditions
What Puget Sound lots ask for
No two sites are alike, but certain conditions show up again and again around here, and they shape how we plan.
Hills
Sloped yards mean raised decks, taller posts, more stairs and footings placed with care. Steep lots can also limit where materials are staged. The view is usually worth it.
Rain
We design for water first: drainage under decks, flashing at the house and fence posts that don't sit in puddles.
Shade
Big conifers keep surfaces damp and mossy and drop needles into every gap. Airflow, board spacing and material choice matter more under a canopy.
Tight access
Narrow side yards, shared driveways and alley-only lots affect how materials get in, so we plan deliveries, parking and staging at the estimate.
Permits by location
Different city, different rules
Some neighborhoods add another layer through HOA guidelines or shared-line agreements. If you have design rules, bring them to the estimate so colors, heights and styles can be approved before anything is ordered.
Inside Seattle, permits run through the Seattle Department of Construction and Inspections (SDCI). Unincorporated areas fall under King County, and cities such as Bellevue or Kirkland have their own departments. We'll help you figure out which office applies and what it wants to see.
